How Much Does It Cost To Work With An Agent?
If you are buying a home, working with an agent is free! They are paid by the seller and they usually earn 3% of the purchase price as their commission. There is also a listing agent involved who is also paid by the seller. If you are selling a home, you can expect up to 6% in commissions by involving agents to get your home sold.
What To Expect When Working With An Agent
Each agent is different but these are the things you can expect once you have found an agent.
- You will spend a considerable amount of time discussing with your agent so you and the agent are on the same page in terms of what you are looking for and your budget.
- Your agent will send you listing to take a look at and you will make a list of listing you like and would like to visit.
- Your agent will try to schedule showings for these listings at a time that works for all parties.
- If you like a listing, your agent will draft an offer and discuss the terms with you. They will then send the offer to the seller and it will either be rejected, countered, or accepted!
Can I Change Agents?
Your agent may make you sign what is known as a buyer-broker agreement. You can still change agents if you have signed this. You should talk to your agent and be honest about your feelings and let them know that you would like to switch to another agent or stop using their services and then you will be free to terminate the relationship. You cannot switch agents to buy the same house that your original agent has shown you however.
